GUIDE 05 / 12NEGOTIATION

The Offer Process.

A purchase offer is more than a price. It is a proposed contract whose details can materially affect cost, risk, and flexibility.

THE BIG PICTURE

Price, contingencies, timelines, and the terms that shape an offer.

Study value before price

Review recent comparable sales, property condition, days on market, and the competition for similar homes.

Choose terms strategically

Discuss financing type, closing date, earnest money, inspection provisions, appraisal terms, possession, and requested concessions.

Understand contingencies

Contingencies and deadlines are defined by the written agreement. Their availability and effect should not be assumed.

Be prepared for negotiation

A seller may accept, reject, or counter your offer. A fully executed written agreement determines when the parties are under contract.

Protect your decision-making

Your agent can explain likely negotiation outcomes, but only you decide which risks and concessions you are willing to accept.

Questions worth asking

  • What are the strongest comparable sales?
  • What could happen to the earnest money if the transaction does not close?
  • Which terms matter most to this seller?
