GUIDE 07 / 12DUE DILIGENCE

Inspections & Appraisals.

A home inspection and an appraisal are not interchangeable. Both can affect the decision to proceed, but they answer different questions.

THE BIG PICTURE

Two different evaluations that protect different interests.

Inspection: understand condition

A qualified home inspector examines accessible components and reports observable concerns. Consider additional specialists for structural, septic, well, sewer, roof, pest, or environmental issues as appropriate.

Appraisal: consider collateral value

A lender-ordered appraisal generally addresses value for lending purposes and may flag certain property requirements. It is not a comprehensive inspection.

Know your contract options

Review the actual inspection, appraisal, and financing language before negotiating repairs, requesting changes, or seeking cancellation.

Plan around loan type

FHA, VA, conventional, and other financing may have different property and underwriting conditions. Your lender can explain what applies.

Respond in writing and on time

Contract deadlines and notice rules are critical. Keep detailed records of reports, requests, agreements, and follow-up work.

Questions worth asking

  • Which inspections should I consider for this particular home?
  • What are my contractual choices after receiving a report?
  • What happens if the appraisal is lower than the purchase price?
